The price on your signed contract is what you pay. Any additions or changes are agreed in writing before work starts on them — never as a surprise at handover. Every project so far has finished at the number we agreed.

No. GST is 18% of the quote, itemised separately. This is standard practice. Our packages exclude GST so you know the pre-tax number.

You can. The packages are starting points. Mix them, upgrade parts, downgrade others. We rebuild the quote around your specific choices.

No. We do not run sales or discounts. Our pricing is already at what we consider fair. Discounting would mean either overcharging you now, or cutting corners to make the math work.

We do not offer in-house finance. Most clients use a home improvement loan from HDFC, Bajaj, or their existing bank. We can share the paperwork banks need.

8 weeks for 2 BHK. 10 weeks for 3 BHK. 12–14 weeks for a villa. This is written into your contract. The clock starts on the day of design sign-off.

It has not happened in 11 delivered projects. If it did, we would bear the cost of your temporary accommodation until handover — written into the contract.

Design usually starts within 2 weeks of contract signing. Site work depends on our current schedule. As of Sept 2026, we are booking projects for December start onwards.

Design meetings happen on weekdays. Site work is Monday to Saturday. Our WhatsApp is answered 7 days a week.

Two to three rounds are included, and they cover almost every case. After sign-off, changes are treated as variations and priced accordingly — but by then, the 3D walkthrough has usually made everything clear.

Yes. With client permission, we arrange visits to 2–3 delivered homes so you can see actual quality, not just photos.

You work directly with your designer. There is no project manager layer. Your designer is the point of contact from day one to handover.

For specific items (appliances, art, personal furniture), absolutely. For structural items covered by our warranty, no — because we cannot warranty work we did not do.

Pre-lam plywood for 2 BHK Essentials. HDHMR (waterproof grade) for kitchens, bathrooms, wardrobes in higher packages. Solid wood is used only for statement pieces where it will not warp.

Directly from manufacturers wherever possible. Century Ply, Greenply, Merino for plywood. Grohe / Jaquar for bathroom fittings. Local suppliers we have worked with for 5+ years. No sub-brands, no relabels.

For decorative items (rugs, art, cushions), yes. For structural materials (plywood, hardware, paint), no — because we cannot warranty something we did not select.

10 years on modular joinery (wardrobes, kitchen, storage). 5 years on paint. 2 years on soft furnishings. Warranty documents are handed over with the keys.

Manufacturing defects, hardware failure, joinery separation, paint peeling from wall side (not water damage). Wear and tear from normal use is not covered — but our joinery is designed to survive it.

Depends on the stage. Before design sign-off: full refund minus consultation cost. After design sign-off, before manufacturing: 20% of contract as design fee (the rest refunded). After manufacturing starts: only unused material cost is refunded. All terms are in the contract.

No. The free consultation and site visit are genuinely free. You only pay after you have seen the design and signed the contract.

They are large operations with call centres and rotating teams. Sky Arc is a small studio — 11 people — and you work directly with one of the two founders. Smaller scale, more attention, longer warranties, no upsell pressure.

A local contractor has no design, no written contract, no warranty, and no schedule accountability. Sky Arc has all four. We are more expensive than a local contractor. We are more reliable by an order of magnitude.

No. We are a Hyderabad practice. All our sites, workshops, and vendors are within a 40 km radius. This is why our timelines hold.
