The dirty secret behind turnkey pricing.

When a builder quotes you ₹2,500 per square foot for interiors, they are telling you the truth about the paint — and lying about everything else.

Turnkey pricing — where a builder or interior contractor quotes a single number per square foot for a _complete_ interior finish — is one of the most misleading practices in Indian residential construction. Not because it is illegal. Because it is technically true, in a way that is designed to mislead.

What ₹2,500/sqft actually buys

Let us break down a typical ₹2,500/sqft turnkey quote for a 1,500 sqft apartment (total: ₹37.5L):

Included in that price, honestly:

- Vitrified tile flooring (₹80–120/sqft): ₹1.5L

- Basic paint on all walls, 2 coats (₹15–25/sqft wall area): ₹75K

- Basic false ceiling with 15–20 downlights: ₹1L

- Modular kitchen (mid-range hardware, laminate finish, 8ft counter): ₹2.5L

- Two wardrobes (12ft total run): ₹1.5L

- Basic bathroom refit (2 bathrooms): ₹2.5L

- Electrical rewiring, plumbing, waterproofing: ₹2L

- Doors, windows, hardware: ₹1.5L

Realistic total for what is included: ₹13.5L.

The remaining ₹24L is: contractor margin (25–35%), site supervision (10%), waste/finishing (10%), and _everything else you will need but is not itemised._

What is not included, but you will discover later

- Curtains, drapes, tracks: ₹1–3L

- Lighting fixtures beyond the downlights: ₹1–3L

- Sofas, dining table, chairs, beds: ₹4–10L

- Mattresses, cushions, throws: ₹1–2L

- Appliances (fridge, washing machine, chimney, hob, dishwasher): ₹2–5L

- Wall art, mirrors, decor: ₹1–3L

- Any customisation you want (_I would like the wardrobe six inches taller_): each is a chargeable variation

The realistic _actual_ cost of a _finished_ home from a ₹37.5L turnkey quote is between ₹47L and ₹65L. The turnkey number was, in effect, the _starting point_ of the conversation, not the total.

₹2,500/sqft turnkey, honestly executed, does not exist in premium interiors. It never has.

How to read a turnkey quote

Ask for the itemised BOQ (bill of quantities). Not the summary. The line-by-line. If the contractor cannot produce this within 24 hours, they do not have it — which means the number is a guess.

Ask specifically: what is NOT included? Force them to write this down. Every honest contractor has this list; most will not volunteer it.

Ask for the variation clause. How are additions priced? A predatory contract charges 25–40% markup on any variation. A fair contract charges 10–15%.

Ask about site supervision. Weekly, fortnightly, or monthly? Weekly is standard for premium work. Fortnightly for mid-range. Monthly means you are supervising.

What we would do differently

If we were quoting the same home, we would not give you a per-sqft number. We would give you a total budget for the specific brief. We would itemise where every rupee was going. We would tell you what was excluded.

We would also — this is the part that costs — say no to the shortcuts that make ₹2,500/sqft possible.

If you have been shown a low turnkey number and it seems too good to be true, it is not. It is _precisely_ good enough to be misleading.
